10 Trinity square, London

Strategic demolition and heritage-led strip-out in the heart of London — delivering precision within a tightly constrained, Grade II listed site.
  • Duration: 15 Months
  • Client: EC Harris / Bullet Investments
  • Project Type: Heritage Demolition & Enabling Works

About this Project

Located in central London, 10 Trinity Square involved the careful demolition and internal strip-out of both a 1970s office block and adjoining Grade II listed structures.

The project demanded meticulous planning and execution within a highly constrained, live environment surrounded by key commercial and heritage buildings.

All works were carried out with strict compliance to heritage requirements, including temporary works to protect retained elements.

This complex enabling phase laid the groundwork for a major redevelopment while preserving the architectural significance of the site.

Challenges Faced:

Complex nature of the structural elements

Risk of premature collapse during demolition

Only one usable access point, necessitating careful choreography of machinery and material movements to ensure pedestrian and vehicular traffic at the front and sides of the site were not disrupted

Highly restrictive site access and egress

The need to preserve the listed building façade while removing and rebuilding the entire internal structure, achieved through a bespoke temporary propping system designed and installed by NCS.
